Erin is a professional, in her mid-thirties, and had lived downtown most of her adult life in condos, in trendy neighbourhoods. She had a lovely loft that she had just fully renovated, and decided that condo living just didn’t work for her anymore. She wanted to live in a quieter community and was tired of increasing condo fees. We sold her place immediately to capitalize on market conditions, and she chose a short-term rental while taking time to figure out the parameters for her right-size home: type, location, price point.
When I met with Alexis I had my wish list ready to go. I wanted to stay in the inner city close to restaurants and friends, and buy a cottage that I could renovate. Well, what I wanted was not what I needed! We knew it would take time to find my right size home, so Alexis recommended that we list my current home immediately while the market was strong. She brought in a professional photographer and the listing was a showstopper! It was a unique loft property, and somehow they were able to capture the essence of it perfectly in pictures. We sold the property for record dollar in the building and it gave me the cash in hand I needed to start my search. I moved into a rental apartment, and over the next few months, we combed the city for anything meeting my wish list parameters. What we saw was a bunch of extremely rundown little houses that had charm, but that I could never afford to fix up into the dream I had hoped for.
We toured one really beautiful property and Alexis said ‘this is your house!’, but it wasn’t what I had in mind so I crossed it off the list. Alexis continued to patiently show me other properties until I finally came to the realization on my own that a fixer upper cottage wasn’t the right decision for me. Luckily the home we had seen before came back on the market and I bought it. It had a rental suite in the basement and no condo fees, so I could afford a much larger, nicer place for less than my previous monthly bills in my condo.
As soon as I moved in, I knew it was perfect for me (you were right Alexis!). It doesn’t need any work, and I have happily put my creative talents to use in decorating and planting flowers instead of sweating over renovations. It gives me space I never had before to host guests, and I love that they can come over and park right on the street and walk up to my front door! Every day there are little bonuses I appreciate that I didn’t have living downtown in a condo. I feel truly happy here, and have Alexis and her team to thank for that.

Jim and Linda had lived in their 3500 square foot house in Pump Hill for 16 years. It was the home where they raised their 3 kids, all who had now finished school and ‘flown the coop’. Jim and Linda are working professionals, and the cleaning/yard maintenance the home required were overwhelming. Jim was just done with mowing a huge yard! They wanted a location where they could walk for coffee and groceries, and be closer to work, to cut down on the commute time.
After such a long time in the same house and community, the first step was to look at listings, to see if they could even find something they were interested in before committing to selling their current home. We explored what communities and types of homes they were comfortable in, then took 4 months to do upgrades to their current home in order to get top dollar, and sorted and packed things they no longer needed.
Downsizing from a large home to a “Right-Size Home” is a challenge for anyone, but especially when you have lived in the same home for nearly 16 years! However, with the help of Alexis Meinzer and her team, we were pleasantly surprised at how smooth our transition went into a smaller home. Alexis completely understood our needs and was willing to show us a variety of options. We were very pleased with the process and the outcome. We are moving into just the right home for us at our stage of life!
Regarding the sale of our property, we couldn’t have been happier. Our house sold in 48 hours over our list price. No doubt it was because of the coaching we received in regard to preparing our home for sale and the marketing strategies Alexis employed. The saying goes, “A picture is worth a thousand words” and in this case it was true! A professional photographer photographed our home and the pictures were absolutely stunning. No doubt a key reason why we had such interest in our house and ultimately four offers, of which two were over list price.
Throughout the entire process of selling our home and purchasing another home, we felt supported and very much part of the process. A gorgeous semi-attached home, in classic craftsman style, in a fabulous inner city neighbourhood where they can walk to all the restaurants and shops. It is a 5-7 minute commute to their jobs and there is no grass for Jim to mow!
